Franschhoek property back in favour with buyers

Property in and around the village has become a highly sought-after commodity over the last few years with many high profile South Africans and foreigners investing here. From apartments and small cottages to luxury vineyard estate homes and lifestyle farms and wine estates especially, owning a Franschhoek property is back in favour with buyers, says the agent. Even Sir Richard Branson, business magnate and investor most famously associated with the Virgin-brand has now staked a claim here, recently announcing his intention to acquire the Mont Rochelle Hotel and Mountain Vineyard.
Over the last two years for example, about 14 small commercial and lifestyle farms to the value of almost R200 million have sold in the Franschhoek area, says Visser. Smaller properties of around 3,5ha have sold for between R7,1 million to just under R11 million while larger farms have sold for between R15 million (about 6,6ha) and R17,1 million (18ha) to R35 million for a top end farm.
When it comes to country living, there is little to compare to the location. Add to this, the heritage and many historic wine farms, La Motte, Babylonstoren, Boschendal and Grand Provençe to mention just a few, she says. Then, there is the village, dotted with trendy shops, cafés and fine dining restaurants with award-winning chefs and the renowned Bridge House private school just outside the village, all of which adds to the desirability of living and owning property here.
While real estate in the area certainly does not come cheap, buyers looking for a winelands lifestyle, yet within close proximity to the bigger commercial centres can still get good value for their money compared to city areas such as the Southern Suburbs, Atlantic Seaboard and City Bowl, she adds. The city and airport is also only about an hour's commute, thus adding the convenience of still being able to work or have business interests in and around the city while the main centres of Paarl and Stellenbosch are practically on the doorstep.
The agent says that lifestyle farms are in short supply and prices depend on the location, size of the property, views and of course what is on offer in terms of buildings and infrastructure as well as any commercial operation or potential for development. As a general guideline, prices can range from around R3,5 to R6 million to about R14,5 million for a 3,425ha estate located just outside the village near the Bridge House School. Properties near the school are highly sought-after with the three most recent sales ranging between R7 million and just over R30 million, says Visser.
This property enjoys stunning landscape and mountain views as far as the eye can see and excellent infrastructure. It includes a modern five-bedroomed farmhouse with a double-volume living area, white-washed kitchen, wooden and screed flooring, chandeliers, a fireplace, air-conditioning and under-floor heating. The landscaped garden includes a tranquil pond and swimming pool. There are also four income generating cottages, a six-car garage and a portion of undeveloped land suitable for agriculture. The property is fully fenced and secured and includes a borehole and Eskom power.
